OK...My house has been on the market since the beginning of June and still hasn't received any offers. It is listed at the same price as other homes in the development. I burried St. Joseph a few weeks ago and still no contract. What do I have to do to sell my home?
I have a good realtor and I am closing on my new house Aug 3rd.
Everything is squeeky clean and did everything that is required to "sell". I have had many showings and recently had "no shows" which were confirmed showings.
Hi ninety-three red capri - the "burying of the Saint Joseph " didn't work for my mom's home. My father died suddenly, and the house was a state away and too big for her. All the realtor kept asking her to do is keep reducing the price -- no help for a widow on a limited budget.
(Your home has only been on sale for a month and a half?) What DID work is:
1. getting rid of extra clutter
2. renting a storage unit for movable things that were to be kept
3. making coffee just before someone was going to see the house (or cookies)
4. removing personal pictures and storing them (or putting them in a drawer)
5. having a flowering plant in a nice pot (saves the price of cut flowers and lasts a lot longer, like a mum)
6. if you have an enclosed porch with a small table or picnic table, set it up simply but with a couple of placemats, utensils, and a cup (inverted) and saucer -- as though the visitors are the company you're expecting
The important thing is that other people can picture themselves in your home. I would also watch "Sell This House!" and "Curbside Appeal" (this on the Home and Garden Network).
My mom's home sold and she's here with me. We just did our part and prayed on it, and a couple who really appreciated it came along to buy it. It will happen for you too - hang in there!

I'm happy for you that religion is important in your life. However the real estate market is not impacted by a person's beliefs.
First of all I hope you're using a real estate agent. However, you really need to use an experienced agent who's not going to give you a load of B.S..
Sometimes it's difficult for agents to really be honest & up front with their clients for fear of losing the listing & possible sale. You see, even though your home hasn't sold in 8mos. the listing agent IS still benefiting by getting "sign calls" from your yard sign.
You need to talk to another real estate agent, and ask their opinion.
Here's what their answer will most likely be: You are over priced.
I know that's tough to hear, I know your think you home is the best on the block. The market is a lot tougher now, there's an extraordinary amount of inventory (competition).
Price is your ONLY factor. All across the nation, what homes were selling for in your neighborhood 6-8mos. ago are not what they're selling for now.

The positive side to this is: Although you may not be making as much on the sale of this home as you would have liked, if you plan on staying in your next home for a minimum of 3yrs, you'll probably build back up the missing equity. Plus there are so many choices out there now, for when you do become the buyer.
tip: when you do get into escrow on your home, do NOT make an offer on another home until you're about 1 week away from closing. Try to "rent back" your current home for up to 60days, this way you can shop for your next home stress free as a strong buyer.

If you bury him upside down near the "for sale" sign, in the back yard, or in a flower pot, and then say a little prayer then your house will sell
My friend bought one of those little statues, planted it according to the directions, yet, his home will not sell. He planted it about one foot from the home. He was told to bury the statue in a six inch hole, with the feet facing upwards, and the face facing the street. He even said a little prayer. His home has been up for sale since January. He put the statue in the ground in March. What could he be doing wrong? Thanks for any help.

one story that always intrigued me was the story of St. Joseph, patron saint of carpenters and fathers... foster father of Jesus.
My grandmother always told me if we ever put our house up for sale, you're always suppose to bury a statue of St. Joseph, head down, by the front door, facing away from the house... then pray special prayers to him for 10 days.
then once your house sells, you dig him up and place him in a special place in the new house.
well our house is up for sale, and I remembered that story, so my mom and I went to buy a statue of St. Joseph. it came with a million different ways to bury him. Bury him upside down in front of the door facing out, bury him upside down by the for sale sign facing the house, bury him in the yard in any way...
Do you HAVE to bury him? I mean, it's 10 below and snowing. Can't I just put him on the window sill where it's relatively warm, looking out towards the for sale sign, then do the prayers? Or are you suppose to bury the statue? It just seems so mean to put him outside, upside down in the cold, cold ground just to sell the house.
I mean, this is all about faith right? So can't he interceed and help sell my house if I have faith and pray for intercession, without burying him in the cold ground?

1. it has nothing to do with ME not wanting to freeze my butt off I have to spend so much time outside as it is, a few more minutes wouldn't bother me. I just think it's a cruel idea to bury a saint upside down to help sell a house.
2. it's a shame you left the catholic church. And no this isn't in the bible... because the idea of saints being made patron saints of certain causes to intercede (say an extra prayer to God and Jesus) in the name of someone came AFTER the bible.
wow, you guys need to go back and study these things a little. This isn't "wrong" or "superstitious" this is a very old practice.
The main stories are an order of sisters without a convent buried a medal of St. Joseph as a sign of their devotion to God and prayed for intercession so that the land could be procured for their convent, and their prayer was heard.
Its a physical sign of faith and devotion and belief that the saint will help you say a few extra prayers to Jesus.
It's like displaying the cross. It's a physical sign of devotion to christ. Burying the statue is a (still used today world wide, look it up) physical sign of faith that he'll help.
And, burying the statue doesn't defeat the purpose of having it... because you're suppose to unbury him and put him in a prominant place in the new house as a sign of thanks.
it also has nothing to do with FORCING God to help you. Everyone knows you can't FORCE God to do anything unless it is his will. Again, it is a physical sign of faith that you know the saint will at least try to say a few extra prayers for and with you to God for help in what you need in your time of need. It's not about a magic fix all.
and finally, the tradition was practiced by all sorts of people, priests, nuns and carpentors since the late 1400's, early 1500's. it has nothing to do with my overly pius grandmother taking things too far out of context. This is a real practice. look it up...

actually it is recognized by the church, and even practiced by thousands of parishes today. again, do some research before answering a question.
We just set our St. Joseph statue in the kitchen on the windowsill. We also asked him to pray with us and for us -- prayed a novena and all that. We sold our house in 4 months for our asking price. Some may say 4 months is a long time, but not in this market.
After tilling the yard, I found a St. Joseph statue in my yard. I guess it was left by the previous owners. I've lived in my house for 8-1/2 years already.
Did research and found out why St. Joseph statues are buried in yards prior to selling a house. I'm not Catholic and had never heard of this until now. I don't even believe in praying to Saints.
What am I supposed to do with this statue?
You would be amazed at the number of statues of St. Joseph buried in various backyards around the nation. Some folks are simply fervent believers in the tale. (As if St. Joseph would take a personal interest in getting a house sold.)
If you're not a believer, simply discard the statue.
